S T A T E M E N T O F R E N T A L P O L I C Y
Outlined below is the rental screening process for Broadmoor Apartments. The
information provided details how applications are processed and the qualifications
necessary to become a resident. Due to the $25.00 non-refundable application
fee, per applicant, it is important to carefully review the following information
before submitting your application. If after reviewing the information you are
unclear about a section of the application, Broadmoor Apartments will be happy
to answer any questions.
1. We are an equal opportunity housing provider. We fully comply with the
federal Fair Housing Act. We do not discriminate against any person because of
race, color, religion, sex, handicap, familial status, or national origin. We also
comply with all state and local fair housing laws.
2. Apartment availability policy. Apartments become available when they are
ready to rent. A vacant apartment will not be deemed available until it has been
cleaned, repainted, and prepared for a new resident.
3. Occupancy guidelines. To prevent overcrowding and undue stress on
plumbing and other building systems, we restrict the number of people who may
reside in an apartment. In determining these restrictions, we adhere to all
aplicable fair housing laws:
a. One Bedroom:
One Single Adult
Two Single Adults
One Single Adult and One Child
One Married Couple
b. Two Bedroom:
One Married Couple
One Married Couple and One Child
Two Single Adults
One Single Adult and Two Children
One Married Couple and Two Children of Same Sex
c. Three Bedroom:
Three Single Adults
One Married Couple with Maximum of Three Children
One Single Adult and Three Children
4. Residents identified on lease: Any resident of an apartment who is not a
dependent child and over the age of 18 must apply, qualify, and be identified as
a lessee on the lease. Any applicant between the ages of 18 and 21 or who is a
full-time student must have a parent or legal guardian as co-signer. All parties
(including co-signer) applying for an apartment must meet the qualifications of
the rental screening policy.
5. Rental Criteria. To qualify for an apartment at Broadmoor, you must meet
the following criteria:
6. Income. Your monthy income must be at least four times the monthly rent.
7. Employment. You must be able to prove at least one year of employment
immediately preceding the date of your application. If you have been a full time
student at any time within the past year, we will require you to have your lease
guaranteed. If you are unemployed, you must provide proof of a source of
income.
8. Rental History. Any Negative rental history is grounds for denial. This
includes but is not limited to the following:
• Breach of lease
• Slow payment history
• Destruction of property
• History of noise of other disturbances
• Having been sued or evicted over any lease violation
9. Credit History. Poor credit history is grounds for denial of any application.
This includes but is not limited to the following:
• Any foreclosure and/or judgement that has not been released
• More than two accounts in collection
• An open collection from a utility or cable company
• Negative mortgage history
10.Guarantors. If you do not meet one or more of the above criteria, you may
be able to qualify for an apartment if you can get a third party to guarantee your
lease. The guarantor must pass the same application and screening process that
you must pass, except that we will deduct the guarantor's own housing costs
before applying his/her income to our income standard. In keeping with our
policy, any person who is denied may obtain a free credit report from the credit
bureau(s) from which the credit report was obtained.
11. Pets. Broadmoor Apartments allows pets in our Jefferson City complex but
not St. Joseph unless they are service animals.
